Drain Cleaning in Irvine: what actually fails
Planned villages laid out from the 1960s onward, each internally consistent and decades apart from the next. It is the same problem this site opens with at a different scale: a 1970s village and a 2015 one are as far apart as Old Town and Tustin Legacy.
A large master-planned city bordering Tustin to the south and east, laid out from the 1960s onward in villages and built out steadily ever since.
- Which village, because that dates the pipe
- Whether neighbors in the same village have had the same thing
- That evidence from another village is worth nothing here
- Whether this is a design characteristic or a fault

Pipe in IrvineConsistency within a village and considerable difference between villages — which is the same problem this site opens with, at a different scale.

- Roughly when was the house built? The single most informative thing you can say about a drain here. Old Town's buildings date to the 1880s; Tustin Legacy has been building since 2003 on a closed air station. Those two ends of the city want opposite things.
- Has this drain ever blocked before?A first blockage is an event. A third is a condition. On modern plastic a repeat is unusual and points at habit or an object; on old clay it points at the pipe, and the honest conversation is about replacement rather than cleaning.
- What does the cleanout outside look like?A capped pipe at or just below ground level, usually near the house or out by the curb. Modern plastic caps and old metal ones look nothing alike, and it is the one part of your lateral you can actually see without paying anybody.
- If those leave it unclear, buy the answer onceOne camera run at $150 to $350 settles what the pipe is and what condition it is in, and it stays true for as long as you own the house. That is the opposite of a recurring service, and it is the only thing on this site worth buying before you have a problem.

What to do before anybody arrives
- Is this a one-off or an interval? The most useful sentence a drain company can say, and the one most of them avoid. On modern pipe an object came out and it is done; on old clay you have bought time, and you are entitled to know roughly how much.
- Will they tell you when you do not need them?A hand snake solves a great many bath and shower drains. Somebody willing to say so is giving advice against their own immediate interest.
- Did they ask how old the house is?If a price arrives before that question does, it is a guess. In a city spanning the 1880s to the 2020s, a business that does not ask is right about half the time by luck.
- What do you think my lateral is made of?Clay, cast iron, ABS or PVC. It decides whether jetting is safe and at what pressure, and it is answerable from the age of the house and the look of the cleanout before anybody arrives.

Drain Cleaning in Irvine: straight answers

Still have a question?
Call and ask. You get a straight answer and an estimated range before anybody drives out.
(714) 880-7303What should I tell you when I call?
Two things, and neither takes long. Roughly when the house was built, because in this city that changes the answer more than anything else. And what the OTHER fixtures did when you used them — that settles branch or main in about thirty seconds.
How do I know if it is one drain or the whole house?
Run something else. If one fixture is blocked and the rest of the house drains normally, it is that branch. If using a sink brings something up elsewhere, or the lowest fixture in the building backs up, it is the main and every gallon used is making it worse.
My washing machine backs up when it drains. Is that the machine?
Usually not. A washing machine empties its drum in under a minute, which is more water faster than anything else in the house puts into a drain — so the laundry standpipe is where a restricted line shows itself first. If it overflows while the machine pumps out but every other fixture behaves normally, the line beyond it is restricted and merely coping with slower flows. Clearing the standpipe will not fix that. There are two genuine laundry causes: lint bound with detergent residue where the standpipe meets the branch, which is cheap and common on modern plumbing; and, in older houses, a machine plumbed into drainage laid long before anybody owned one.
Is a slow drain worth dealing with before it stops completely?
It depends which half of this city you are in, which is the honest answer rather than a hedge. On modern plastic, a slow drain is usually a partial obstruction that will either clear itself or become a full blockage, and waiting costs you nothing except inconvenience. On an old clay lateral it is different: slow means the bore is already restricted, and the thing restricting it is still growing. That one is worth dealing with in September rather than in the first week of sustained rain, because it is the same work at the standard-hours price rather than the out-of-hours one.
